What Affects the Cost of Hoarding Cleanup in California

Almost everyone asks about price first, and almost no one can answer it honestly over the phone. Two homes of the same size can need completely different work. Here is what actually drives the cost, so you can judge a quote when you get one.

What drives the cost

  • Volume. How much has to be sorted and removed, and how many rooms are involved.
  • Condition. Heavy clutter is one job. Feces, mold, spoiled food, pests, or dead animals make it a biohazard job, with protective equipment, regulated waste, and more labor.
  • Access. Stairs, gated communities, tight hallways, and the distance from the door to the dumpster all add time.
  • Crew size and days. A severe home may need a larger team over several days.
  • Disposal. Hauling and disposal volume, and whether any of it is regulated waste.
  • Odor treatment. Many hoarding jobs finish with odor work. See our Odor Removal page.
  • Deadlines. A landlord notice, HOA deadline, or closing date can change how the work is scheduled.

What a legitimate quote includes

  • An in-person walkthrough first
  • A written scope of work that says what is being removed, cleaned, and treated
  • How waste is handled and disposed of
  • What is not included, such as repairs, flooring, or drywall
  • The company’s California registration and insurance, which you can verify

Red flags

  • A firm price over the phone without seeing the property
  • No CDPH registration for work involving biohazard material
  • Pressure to decide on the spot, or cash-only payment
  • A different company showing up than the one you called, which usually means subcontracting
  • Plans to put contaminated material in a regular dumpster

What about insurance and help with costs?

Coverage depends on your policy and the cause. Hoarding cleanup is often not covered, while related damage sometimes is. Whatever the outcome, ask the company for itemized documentation. Our Resources page covers how to verify a company and what to ask.
